Northeast Ohio Home Inspections
If you are planning on purchasing (or selling) a home, you should consider hiring an ASHI Certified Home Inspector.
Real Estate Professionals and Government Housing Officials (including FHA, HUD and VA) recommend that all homebuyers have their prospective property examined by an independent Certified Home Inspector before the final purchase commitment.
If you are selling a home, it’s also a good idea to have it inspected to prevent any surprises prior to closing.

We carry $500,000.00 worth of Errors & Omissions insurance for you (and your Realtor’s) protection and are licensed by the State of Ohio to test for Radon Gas.
Besides the General Home Inspection and Radon Testing, we provide our clients with “full service” including; well performance, water analysis, mold sampling and lead testing (at additional costs). We can also schedule a Wood Destroying Insect Inspection with a local (licensed) company and make sure they are there the same time we are doing the general home inspection. That way, you don’t have to come back a second time for the WDI. You also get to personally meet the WDI Inspector and address any concerns you may have regarding termites, carpenter ants, powder post beetles or carpenter bees.
All of our home inspections conform to the “Code of Ethics” and ”Standards of Practice” established by The American Society of Home Inspectors (ASHI), the single largest Professional Home Inspector organization in the U.S.
Our inspections take approximately two to three hours and include roof, gutters, chimney, drainage grading, foundation, basement, electrical, plumbing, HVAC, attic interior insulation & ventilation, walls, floors, ceilings, windows & doors. We also check any appliances that stay with the home. We use the latest testing equipment including IR Laser Thermometers, Moisture Meters, Carbon Monoxide Detectors, Combustible Gas Detectors and of course Digital Cameras.
Once the inspection is completed, we will sit down with you and completely review the entire Report and give you an estimated cost on any of the mechanical systems of the home that may need repairs or replacing within the next 3 years.
We strongly encourage you to attend the inspection. That way we can immediately address any questions or concerns you have regarding the home. It’s always best to see and hear things firsthand.
The inspection booklet we use is the “Building Analysis Report.” This report is used by hundreds of leading home inspection companies through out the United States and Canada. The “Building Analysis Report” provides you with “an easy to read” (up to) 19 pages of valuable information about the condition of all the systems of the house. It also includes maintenance recommendations and general information about the home and its systems.
The Inspection Report is given to you immediately upon completion of the inspection along with digital photos that supplement the actual report.
